Greystone Development has quietly begun construction on a 10-story retail and condominium building at the southwest corner of Chambers and Church streets in Tribeca. Crain’s New York reported that the investment firm acquired the property in 2015 for $17 million from Ashkenazy Acquisition Corporation. Shortly thereafter, Greystone razed the small, nondescript retail building that was home to City Hall Wine & Spirits, Imperial Coffee House and Basics Plus hardware store.
Building permits have only been approved for four of the project’s floors: two cellar levels and the first two floors holding two new retail spaces. The approved permits also show that Woods Bagot is the architect on record and a recently published rendering on Greystone’s website shows the project’s will be enclosed in a glass façade framed by beveled elements. Tribeca Citizen uncovered that the new retail tenants will be a Starbucks and a Vitamin Shoppe.

Submitted zoning drawings show a wireframe of the project’s full 10-story scope. A representative of Greystone told Tribeca Citizen in October, “We are focusing on getting the retail portion built out as soon as possible, so the current drawing on site represents that. We identified additional square footage for the residential portion, so those plans are being revised and resubmitted for approvals.”
Directly across 108 Church Street at 30 Warren, a 12-story building with 23 condominium residences and approximately 9,700 square feet of retail is under construction. The building is being designed by Post-Office Architectes, with HTO Architect serving as the architect of record. Both sites sit directly adjacent to entrances to the well-trafficked Chambers Street Station of the A-C-E / 2-3 train lines, and together, the two projects will greatly transform this busy gateway to downtown.
