At 239 Marcus Garvey Boulevard, a sleek, four-story condominium will rise on a vacant lot. Renderings show floor-to-ceiling windows that will fill all units with incredible light. The building will house five one-bedroom condos and a two-bedroom penthouse, and permits show that three units will be duplexes. An offering plan has not yet been filed, but CityRealty listings show that the median price of one-bedrooms in Bedford-Stuyvesant is $639K.
Directly next door, the four-story building at 241 Marcus Garvey Boulevard is being expanded, gut-renovated, and ultimately transformed into a five-story rental with a tan brick facade, oversized windows, and a black metal fire escape. Plans call for amenity space on the ground floor and eight apartments starting on the second floor. These will comprise one studio, six one-bedrooms, and one three-bedroom. Prices are not yet available, but CityRealty listings report that $2,199/month is the median price of Bedford-Stuyvesant one-bedroom rentals. Charles Mallea's M Architecture is listed as the architect of record for both buildings.
