Cobble Hill's Columbia Waterfront District is probably the sunniest hood in Brooklyn due to its low-scaled buildings and open waterfront location. Rising at the forefront of the neighborhood will be 161 Columbia Street, a boutique collection of condos with impressive views of the harbor and Manhattan skyline. The 8-unit project is composed of two side by side structures each with full floor apartments and duplex penthouses.
161 Columbia is being developed by Avery Hall Investments and OTL Enterprises who purchased the property in 2014 for $1.5M. They commissioned Bricolage Designs who crafted a simple exterior of dark-colored brick and oversized industrial-style windows that supposedly “echoes the maritime history of the area.” The residences will have high ceilings, wide plank oil-finished oak floors, and energy efficient heating and cooling systems. Chef’s kitchens will have Miele appliances and marble countertops and baths will be finished with subway tiles and marble.
Prices have yet to be revealed but the total projected sellout stands at $14.395M or an average of 1.8M per unit. Corcoran is leading sales and marketing and says buyers will enjoy “unexpectantly low common charges.” Amenities include private terraces in select units, a package closet in the lobby, plus storage units and a bike room in the basement.
