Well that was fast. After sitting in development purgatory for umpteen years, the long-vacant site at 363 Lafayette Street has abruptly erected a ten-story frame. The building-to-be will hold 38,000 square feet of offices designed by the darling of the Landmarks Preservation Commission, Morris Adjmi. In seemingly record time, developers CBSK Ironstate secured a 49-year ground lease in 2015, won Landmarks’ approval in 2016 and topped out construction in late 2017. Now, to meet its mid-2018 opening, construction crews are battling through the cold to fit out its interiors and wrap the bare concrete structure with a distinctive brick and terracotta skin that plays nice with its NoHo neighbors.

Within the eclectic NoHo Historic District, 363 Lafayette’s shallow site sits at the western end of a coveted block between Bond and Great Jones streets. Shouldering the site is a parade of uber-luxury condos that include 22 Bond, 25 Bond, and 40 Bond, just to name a few. However, with Silicon Alley nearby with headline tenants such as Facebook and IBM, 363 Lafayette will introduce ten floors of cutting-edge modern office space. The building will have state-of-the-art infrastructure, 12’ slab to slab interior heights, and 18 to 27 full-height windows per floor. Additionally, there will be a private 700-SF private landscape terrace for the 7th floor tenant and a 900 SF landscaped roof on the second floor overlooking Bond Street.
