A modern, seven-story condominium building is preparing to re-launch sales at 310 West 114th Street in Harlem. Named Morningside Manor 310, the new structure inserts itself on a beautiful tree-lined block between Manhattan Avenue and Frederick Douglass Boulevard just steps from Morningside Park. The building’s black exterior and floor-to-ceiling windows are incongruous to the block’s pre-war, masonry charm. The building is designed by M Development Group and the Leyden Lewis Design Studio. According to permits
, Queens-based Emmanuel P. Denis is the owner and developer.

The building’s eight condo units come in one-, two- and three-bedroom layouts and are being marketed by the Serhant Team of NestSeekers International. A newly-launched website has debuted for the development with model interiors and floor plans of all units. The two duplex units include a ground level residence with private rear-yard access. The duplex penthouse features three outdoor spaces that includes two terraces and a balcony.
Six listings hit the market for a brief stint last summer but were taken offline shortly after. Prices ranged from $1.1 million for a 708 ft² one-bedroom on up to $3.595 million for an 1,800 ft² three-bedroom. All units feature satin-finished wide plank white oak floors, large windows, custom-made European kitchen with Miele appliances and baths with tankless toilets and polished chromes fittings by Brizo/Delta.
