Giorgio Armani's Fashion Week show will take place in Milan on Sunday, September 24, but we can already say that his most in-demand new design is not a garment or a purse; rather one of The Giorgio Armani Residences on top of the new flagship store rising at 760 Madison Avenue. Some of the new condos have reportedly entered contract in off-market deals, but a full-floor four-bedroom for $25 million and a four-bedroom duplex penthouse for $32.5 million have just come online.
Mr. Armani has announced plans to live in the building and designed the interiors of the residences, which feature high ceilings, oversized windows, custom chef’s kitchens with Gaggenau appliances, and a rich palette of materials that includes Gascongne Beige honed limestone floors, Bardiglio Imperiale Blue marble kitchen islands, Rose Aurora marble primary baths, and oil-rubbed bronze fixtures in all bathrooms. Appropriately enough, the primary bedrooms feature walk-in closets or full dressing rooms. Each residence also comes equipped with a linear diffused HVAC system, a full-sized side-by-side LG washer and dryer, and a keypad home automation system.
Plans for a new Giorgio Armani flagship and designer condos on top date back to spring 2019, when the Landmarks Preservation Commission reviewed the project owing to its address in the Upper East Side Historic District. The Madison Avenue BID, New York Building Congress, Association for a Better New York, members of the community, and Giorgio Armani employees and customers all spoke in favor of the project, and it was ultimately approved in May 2019. The design by COOKFOX draws inspiration from prewar Upper East Side buildings, and features like a landscaped entrance, private terraces in the majority of units, and a common terrace off the building’s lounge bring the architect’s signature biophilic principles to one of the city’s most luxurious neighborhoods.
In addition to the terrace, amenities include a state-of-the-art fitness center, an on-site spa treatment room, a Zen tea room with service from Armani Ristorante, and a library and lounge with custom Armani Casa furniture. Other Madison Avenue flagship stores surround the new building, which also benefits from close proximity to Central Park, Park Avenue Armory, and acclaimed Upper East Side restaurants, gyms, spas, and schools.
