Greenpoint’s transformation from a Polish enclave to the forefront of gentrification now seems unstoppable, even in the midst of a pandemic. Earlier this month, permits were filed for a new 22-story mixed-use tower at 33 Commercial Street in the Greenpoint Landing mega-development. A few blocks away, development firm Investmates is moving foward with the construction of a new four-story, three-unit boutique condominium at 78 Eagle Street between Franklin and Manhattan aveneus. Shortly after permits for this new building were filed, demolition permits were filed to bring down the two-story wood frame house on-site.
Plans show two full-floor units and a duplex penthouse with open layouts, living rooms with fireplaces, and private outdoor space. Charles Diehl Architect is listed as the designer of record. Completion was estimated for summer 2021, but it is unclear how the COVID-19 pandemic and end of non-essential construction will affect that timeline. The site is a short trek to the G train's Nassau Avenue station and to the New York Ferry launch at India Street and the East River,
As Greenpoint makes the transition, Investmates has been eager to make its mark. Other condos underway include 141 Green Street, 153 Green Street, 217 Franklin Street, 205 Freeman Street, and 81 India Street.
