Building permits were filed this November to replace the long-time home of Second Canaan Baptist Church at 10 Lenox Avenue with an eight-story, 27-unit condo building with two floors for the congregation below. Per the church’s website, the Baptist church moved to the turn-of-the century building in 1956 after a decade-long search and steadily growing membership. According to the real estate blog Yimby, the church entered a leasing agreement last summer with Brooklyn-based Level One Holdings who will raze the building and construct a “full-service residence” that offers amenities unparalleled in the area.
Level One has several residential developments in the works in Brooklyn but this appears to be their largest venture in Manhattan. 10 Lenox’s site sits less than a block from 110th Street and many western facing units will have tree-filled views of Central Park. The development is also across Lenox Avenue (Malcolm X Boulevard) from 111 Central Park North, who’s penthouse apartment set the record for priciest condominium ever sold in Harlem.

Permits to build 10 Lenox have yet to be approved but show that Issac & Stern Architects are the designers of the 85-foot-tall building. A new church sanctuary will occupy the first two floors and above will be the 27 residences that are limited to six units per floor. Amenities listed include a lobby, recreation room and bicycle storage. Per the rendering, upper-level units will have terraces and corner units will be provided with floor-to-ceiling windows. The residential entrance will likely be along West 111th Street, while the church entrance will be along Lenox Avenue.
