Back in the summer of 2015, building permits were filed to construct a 25-story, 465-unit residential tower at 198 East 135th Street in the Mott Haven neighborhood of the Bronx. Now the project’s structural engineers, Wexler Associates, has published a rendering of the tower revealing a symmetrically-massed, grey-brick slab with many lines of glass balconies. The architect listed on permits is the prolific Karl Fischer Architect and the rendering aligns with approved zoning drawings filed with the building’s department.
The building’s amenities will include laundry rooms, a recreational terrace, a rec room, bike storage and parking for 206 vehicles. The site was still a weeded lot when we last passed by in November. No additional permits have been filed since December 2015 when an application was submitted by Wexler to begin foundation work.

The still-vacant lot is owned by Williamsburg-based CGS Builders who purchased the nearly 50,000-square-foot site for $15.47M in 2015 from self-storage company CubeSmart. The apartments will be spread throughout 350,000 square feet of residential space, and based on the average unit size, they will likely be rentals. The project will rise directly north of Chetrit Group and Somerset Partners’ 2401 Third Avenue/ 101 Lincoln Avenue development that will ultimately comprise seven buildings and hold 1,300-unit rentals.
Other developments in the area include the neighborhood’s first ground-up condo at 225 East 138th Street, a 130-unit rental building at 23 Bruckner Boulevard and an eight-story affordable building (which just launched its housing lottery) at 255 East 138th Street.
