Permits filed in late 2015 by East River Partners operating under PS-5 Development LLC called for a ground-up five-story, four-unit condominium (YIMBY) in Brooklyn's small but notable neighborhood, Boerum Hill. Fast forward nearly two years later and construction has finally begun on the project, which will now consist of five units. 356 Baltic Street will rise between Hoyt and Smith Street, just four blocks south of the F and G train.
According to the latest permits, the project will house three floor-through units, and two units on the fourth floor, one of which will be a penthouse unit with a fifth-floor level. Architects Mortar ARCH + Dev opted for a simple but contextual design for the luxury condo, which includes a setback at the top level that provides a private terrace for the penthouse residence. Other amenities include residential and bike storage.
PS-5 Development LLC picked up the lot for $2.3M in November of 2015. A single-story garage located on the site was demolished earlier this year.
