The overlooked confines between Sunset Park and Park Slope have come a long way: The area is now known as South Slope-Greenwood Heights, and residents and developers alike are starting to take notice of the relatively low (by New York real estate standards) prices, tree-lined streets and nearby parks, and diverse community.
Proof of that can be seen in the construction at 715 6th Avenue. In September 2015, an entity known as 715 6th Avenue LLC purchased the lot for $4.2 million. The site was formerly home to Lafayette Metal and Glass until the company outgrew the space and moved to Long Island. The building has been demolished, and a recent site visit saw the new structure rising above the scaffolding. Upon completion, 12 condos will be spread over five stories with no more than three units per floor. Amenities will include a roof deck, bike room, and parking. Plans filed with the city list loadingdock5 as the designer and Bill Caleo, co-founder of The Brooklyn Home Company, as the developer.
Construction takes place a few doors down from Stanton on 6th, one of the first luxury collections to go up in the area and a possible preview of what the new building will contain. These apartments offer high ceilings, walls of windows, and state-of-the-art kitchens. Building amenities include a roof deck, parking, and storage. Sales got off to a brisk start last fall, and the two remaining listings start at $1.05 million for a two-bedroom, two-bath home. The building's average price of $1,130 per square foot is well above the neighborhood average of $774 per square foot (per CityRealty data).
