The site has only just been cleared at 1 River Park, part of Fortis Property Group's new development on the former site of the Long Island College Hospital campus, but grand plans have already been revealed: The building looks fairly straightforward on one side, but walls of terraces swoop and curve around another. Designer FXCollaborative told The New York Times that they took inspiration for the building from the play of light on the East River.
The 15-story tower will be home to 48 studio through three-bedroom apartments, and some of the private terraces will be as large as 300 feet. Amenities will include an outdoor pool, garden lounge with dining terrace, billiards room, wellness suite, bike storage, and on-site parking. Not too shabby for a former parking garage!
Construction of the LICH site has been divided into two construction phases, and 1 River Park is part of Phase 1. Other condo towers will include 2 River Park, future home to a shimmering tower designed by Hill West, and 5 River Park, which has just begun construction and is expecting a $78.9 million sellout.
1 River Park is rising near Brooklyn Bridge Park, which has been particularly active of late. Construction on the nearby Quay Tower, a 15-story, 126-unit condominium, topped out last week, and sales of the swank residences are expected to launch soon. A neighboring rental, Pier 6 at Brooklyn Bridge Park, is currently under construction.
