Friedland Properties has topped off construction on their new 19-story residential building at 2230 Broadway on the Upper West Side. Anchoring the southeast corner of West 80th Street, the site is on a well-trafficked strip of Broadway near the 1-train’s 79th Street station. The project replaces a Fox’s department store, a Filene’s Basement and a Circuit City, and once held a Syms department store.
The new 72-unit building is being designed by the Stephen B. Jacobs Group with Stephen Alton Architect as interior designers. The three lowest levels, the ground floor and two cellar floors, will hold more than 20,000 square feet of retail. The building’s shape mirrors the clunky zoning envelope designated for most of Broadway and the exterior will sport a faux-rusticated base with red-brick above.

It has not been announced whether the apartments will be rentals or condos, but given Friedland’s prior projects and the lack of a sales announcement, signs point to a very high-end rental building. Communal amenity spaces abound and are also being designed by Stephen Alton. Per the floor schedule, residents will have access to their own basketball court, golf simulator, bowling alley, fitness center, teen club, children’s playroom, meeting room and several common terraces.
