192 Seventh Avenue South is emblematic of the evolution of the West Village: The single-story sex shop formerly on the site has been demolished, and a taller, shinier building will rise in its place. Construction has just begun on the new five-story development.
Developer Jackson Group bought the property for $4.1 million in February 2013. The mixed-use building will have 1,152 square feet of commercial space on the ground floor and 5,286 of residential space. Two full-floor apartments and one duplex are planned for the space above the shop.

192 Seventh Avenue South’s location in a historic district meant that designer SRA Architecture + Engineering was required to get the approval of the Landmarks Preservation Commission. It took a few tries, but the new design was ultimately approved in 2014. A brick façade will rise over the West 11th Street side and segue seamlessly into the glass overlooking Seventh Avenue South.
