The Hudson Companies has closed on the purchase of the Brooklyn Heights Public Library site for $52 million, according to a press release from today. The prior city-owned library building, located at 280 Cadman Plaza West, is nearly fully demolished and will be improved upon by a 36-story condominium tower with retail, a new library and a 9,000-square-foot STEM lab operated by the NYC Department of Education at its base. The development was brought forward through an innovative public-private partnership with Hudson, NYCEDC and the Brooklyn Public Libraries (BPL) working in collaboration.

Hudson also announced they have received $280 million in financing for the project from Starwood Property Trust and Related Fund Management. The multi-faceted project is being designed by Marvel Architects whose other Brooklyn work includes the Sackett Union and Pierhouse. Here, a broad, mixed-use base will give way to a soaring triangular shaft offering occupants supreme views of both the Brooklyn and Manhattan skylines. Collectively known as One Clinton, the tower's 134 condominiums will range from one- to five-bedroom units and are to feature “generous layouts” and a comprehensive set of amenities and underground parking within the building.
Hudson’s $52 million purchase from the city will enable BPL to fit out the new replacement branch and fund the deferred capital needs of other branch libraries throughout the borough. The new Brooklyn Heights branch will be the largest of its kind in the system, spanning 26,620 square feet and occupying three levels. BPL President and CEO, Linda E. Johnson says, “The new, modern library will be a place where Brooklynites can check out books, do research, take classes, enjoy cultural performances, and access the technology that supports their goals.”
Additionally, the two retail spaces at the podium will be occupied by the local brands of Brooklyn Coffee Roasters and a space curated by Smorgasburg. Hudson will also build 114 units of permanently affordable housing on two privately-owned sites in Clinton Hill at 1043 Fulton Street and 907 Atlantic Avenue.
