Last October, we announced that sales have begun at Inkwell, a boutique condominium conversion by the Gotham Organization located at 520 West 45th Street in Hell’s Kitchen. Now, the sales team led by Brown Harris Stevens, has unveiled Inkwell's model residences —featuring "amply-proportioned living and dining areas" and unique, schoolhouse-inspired details.
The five-story development is positioned mid-block, between Tenth and Eleventh avenues, next to the upscale Gotham West rental development and its popular marketplace. The schoolhouse building was constructed in 1905 and adorned in Beaux-Arts stylings. SLCE are the executive architects and handled the restoration of the red-brick and limestone façade, while AvroKO is spearheading the dramatic overhaul of the building's interiors.

The building will accommodate 16 two-bedroom residences and 2 three-bedroom residences with their own private gardens. Prices for available units begin at $1.78 million for two-bedrooms; also on the market is a three-bedroom with a $2.8 million ask ($1,900 per ft²). The graciously-scaled layouts begin at 1,200 square feet with all homes featuring 13’-0” ceilings in living and bedroom spaces, and 11’-8” ceilings in hallways and bathrooms.
Details inspired by the structure’s scholastic past include custom light fixtures, doors with transom windows, library ladders that operate on rails to reach storage, blackboards and cubby storage in apartment entryways. All homes have washers/dryers, oak cabinetry-outfitted chef’s kitchens, walnut millwork, and stainless steel appliances from Viking and Bosch.
Shared amenities include a part-time doorman, fitness center that opens onto an outdoor space, tenant storage, and a bike room. With Manhattan’s West Side emerging as the place-to-be, live, work and play, several ground-up developments are planned in the vicinity of the Inkwell’s area. At the corner of Tenth Avenue and 45th Street, Xinyuan Real Estate is beginning work on Hudson Garden —an 82-unit condo building with a Target store on its ground floor. Over at 572 Eleventh Avenue at 44th Street, the Moinian Group is building a 172-unit rental building designed by CetraRuddy Architecture.
