The importance of life sciences cannot be ignored in the wake of the coronavirus pandemic, and New York City developers and city officials are taking notice. In June 2021, the city announced plans to double its investment in the LifeSci NYC program to $1 billion in a move that will generate up to 40,000 jobs and support the construction of commercial lab space. Among the new lab space is Innolabs, a new six-story, 267,000-square-foot life science building at 45-18 Court Square West. The project was deemed essential at a time when most construction was paused, and a recent site visit saw a building looking very similar to the one depicted in renderings of the project.
King Street Properties is at the helm of Innolabs, where the laboratory and office space will be underscored by high-tech infrastructure. Amenities will include a cafe and informal gathering space, flexible event space, bike room, and locker rooms with showers and storage. The building is underscored by state-of-the-art electrical, HVAC, plumbing, and security systems.
The Innolabs building is located across the river from “Bedpan Alley,” a stretch of historic Kips Bay hospitals and an area now emerging as a bioscience corridor in its own right. It is also located in a section of Long Island City that has seen incredible development over the past few years, partially owing to its location near the E, M, G, and 7 trains, and that shows no sign of slowing down. Around the corner from Innolabs, the construction netting is coming down on Jackson Square, a new mixed-use commercial development developed by Vorea Group.

Indeed, Court Square is in the midst of several enhancements to make life more convenient and pleasant for residents and workers alike. The day before Long Island City’s first Trader Joe’s location opened, Target announced plans for a 31,000-square-foot store at One Court Square, a building where Amazon once planned to rent up to one million square feet of office space. A new pedestrian plaza is being planned in front of the nearby MoMA PS1 so as to create more public space and host cultural programming. Additionally, planned upgrades to Court Square Park include a new central lawn and additional plantings, new games tables, and new seating.
