In the autumn of 2017, the International Center of Photography (ICP) announced that it would be a tenant at 242 Broome Street, the first condominium to be completed in Essex Crossing. Yesterday, it was announced that the ICP closed on two commercial condos in the building for $29 million (h/t The Real Deal). One unit will be dedicated to the ICP’s museum, the other will be dedicated to its school, and both are expected to open this summer. In turn, the joint venture behind Essex Crossing bought ICP’s old museum space at 250 Bowery with plans to lease it out.

The ICP brings extra cachet and perks to 242 Broome Street, where residents receive a complimentary one-year membership and preferred access to its events. Additional amenities include a doorman, concierge, fitness center, lounge with billiards table, and roof terrace with dining area. Sales got off to a roaring start, and a small handful of available listings ranges from $2.825 million for a two-bedroom to $7.35 million for a three-bedroom penthouse.
The closing comes at an especially exciting time for Essex Crossing. Up the block, the new Essex Street Market is preparing to open on the ground floor of The Essex on May 13. This is in the same building as New York’s newest multiplex, a 14-screen Regal Cinemas that opened in mid-April. The Market Line is also expected to open over the summer.
