10 Provost Street, a condominium in Jersey City’s Powerhouse Arts District, has reached 50% sold after sales launched last summer. Toll Brothers City Living will reveal decorated on-site models later this year, and it is slated for occupancy in the fall. The 28-story, orange brick and glass tower was designed by HLW International.

All 242 studio through three-bedroom homes have interiors by Bernheimer Architecture, open layouts, white oak floors, in-unit washer/dryers, and oversized floor-to-ceiling windows with views of the Manhattan skyline, New York Harbor, and the Statue of Liberty. Kitchens are outfitted with oak cabinetry, quartz countertops, and top-of-the-line appliances. Remaining listings start at $500K.

10 Provost Street is topped with a Sky Lounge with billiards and a demonstration kitchen. An outdoor roof deck has fire pits and a television, but the latter may be superfluous given the views of the Manhattan skyline and New York Harbor. A seventh floor terrace has an outdoor swimming pool and lounge area. Indoor amenities include a lounge, conference room, fitness center with yoga room, pet spa, attended lobby, and on-site garage with parking available for purchase.

As attractive as the amenities are, 10 Provost Street’s location may be a more powerful draw. It is a short walk from the Grove Street PATH station, the Downtown Jersey City Farmers Market, and the dining, shopping, and nightlife that has sprung up in this section of Jersey City. Moreover, the condominium is part of Toll Brothers City Living’s Provost Square development: It shares a block with The Morgan, a rental completed in 2015, and work on a 550-seat theater will start after it is completed. The development will also have a pedestrian-friendly plaza with seating and landscaping.
