Over in the East Village, just off the increasingly-affluent Bowery, a small batch of condos at 3 East 3rd Street is taking shape (a box). Indifferent to the worn brick walk-ups and fire escapes decorating the block, the project chooses to channel its sleek modern neighbors beside it at 347 Bowery and 52E4 (Moby and John Legend's old digs).

Recently topped out at just six floors high, the concrete frame will be wrapped in a clean metal and glass skin. Conceived by Barrett Design, the building will house just five full-floor condos that average more than 2,000 square feet in size. An approved offering plan anticipates a total sellout of $31.4 million for the homes plus a ground/cellar floor retail space. Directly next door, at recently-finished 347 Bowery, five condos were listed for an average price/ft² near $3,000. So far, only two of the Annabelle Selldorf-designed spreads have closed at an average price/ft² of $3,263.
3 East 3rd Street's 40-foot-wide site replaces the Salvation Army's former East Village Residence, which Barrett picked up for $11.5 million in 2016. Project delivery is pegged for spring 2019 and sales are likely to begin in the coming months.
