Over the past few years, the stretch of West Chelsea surrounding the High Line has emerged as one of New York's most architecturally adventurous and in-demand neighborhoods, and it shows no sign of slowing down. The latest proof of that may be found with Linea, the new boutique condominium at 428 West 19th Street. Construction netting has come down to reveal a tasteful pale brick facade, and sales have launched on the apartments inside.
The first availabilities start at $1.295 million for studios, $1.495 million for one-bedrooms, $3.1 million for two-bedrooms, and $3.595 million for three-bedrooms. The 32 units include a full-floor penthouse with a 400-square-foot private terrace and two townhouse units with their own gardens, but these are not yet on the market. Move-ins are expected to begin in early 2025.

All interiors boast oversized windows, 9' ceilings, and 5.5" wide plank white oak flooring. Linea’s offering plan listed 27 storage units along with the 32 housing units, and these are available for separate purchase. Linea’s design by the context-sensitive BKSK Architects pays tribute to West Chelsea’s industrial heritage, and its 11-story height is congruous with its nearest neighbors. Prolific developer Anbau is at the helm, and this represents its latest project in Chelsea: The transformation of 136 West 22nd Street was an early condo conversion in the neighborhood, and the one availability is a full-floor three-bedroom for $4.595 million. One block away at Citizen, another Anbau-BKSK Architects collaboration, a small handful of availabilities starts at $1.495 million. Finally, at the nexus of Chelsea, the Flatiron District, and NoMad, Flatiron House is 75% sold; remaining availabilities start at $3.45 million.
The building at 428 West 19th Street takes its name from a design term, perhaps in homage to its address in the heart of West Chelsea’s world-famous gallery district. Hauser & Wirth Gallery is across the street; Vito Schnabel Gallery is up the street; and the surrounding blocks are home to David Zwirner Gallery, ACA Galleries, and Paula Cooper Gallery, to name just a few. Moreover, the Whitney Museum relocated to the Meatpacking District in 2015; nearly ten years later, it’s still going strong.

The galleries brought West Chelsea to prominence, but the area has gained attention for much more in recent years. Chelsea Market is down the street from Linea, and there are several popular restaurants and bars on surrounding streets. The High Line is up the street, and additional green space includes Hudson River Park, Little Island, and Clement Clarke Moore Park.

It has also become a robust residential area with new buildings rising to make the most of High Line views and proximity. Linea is located on the same block as ABI Chelsea, 456 West 19th Street, and warehouse-turned-condominium 435 West 19th Street. Skyline and streetscape standouts One High Line and Lantern House took shape up the block on Tenth Avenue.

With average condo prices of $2,459 per square foot (per CityRealty's High Line Index), this stretch of Chelsea is one of New York's most expensive neighborhoods. However, luxury condominiums are not the only new development taking shape in the area. Down the street and around the block, Related has teamed up with NYCHA and Essence Development on a sweeping redevelopment of the Elliott-Chelsea and Fulton Houses in one of the neighborhood's largest projects.
The new plan was developed as part of a close resident engagement effort starting in 2019. Essence and NYCHA conducted surveys, hosted numerous information sessions, and incorporated feedback into both their plans to redevelop the campus and the process. To that end, the units will be replaced and updated in stages, during which time improvements like building repairs, enhanced security, and pest control will take place. The new construction is expected to take six years.

In addition to replacing all existing units with new buildings offering better ventilation and energy efficiency, the redevelopment will add approximately 3,100 new mixed-income housing units, 875 of which will be permanently affordable, to the campus. All housing units will be updated to include new dishwashers, in-unit laundry, and individually controlled heating and cooling.

New residential amenities are set to include gyms, yoga space, lounges, children’s playrooms, and rooftop terraces. Finally, the NYCHA campus will be updated with community resources like healthcare facilities, new grocery stores, new retail, new community centers, and new outdoor space with playgrounds and basketball courts.
