Not every architect can be trusted to design in New York’ most adored neighborhoods, but the office of Morris Adjmi has proven themselves as the go-to firm for context-sensitive buildings that appease preservationists while satiating the tastes of modern buyers. Adjmi has been fortunate enough to erect 6 new buildings in Tribeca alone: 290 West Street, 408 Greenwich, 83 Walker Street, The Sterling Mason at 71 Laight Street, 11 North Moore Street. Now, their latest Tribeca building at 403 Greenwich Street has begun sales, listing a glorious quadplex penthouse for $12.5M and a 3-bedroom duplex for $4.825M.
403 Greenwich has been a long time coming. In 2006, the lot, along with its neighboring building was set to be redeveloped into a 10-unit rental called the “Glass Atelier.” Designed by Joseph Pell Lombardi, it would have been a see-through, six-story building with a façade made of clear glass bricks and a steel frame covered in white concrete to appear “ghost-like.” The project foundered during the recession and in 2014, developers Colonnade Group and Olympic Real Estate moved ahead with plans for a 4-unit condo holding three duplexes and a four-level penthouse.

Out went Lombardi’s glass block façade and in came a conservative painted steel exterior molded to reflect the industrial character of Tribeca’s loft buildings. Interiors are designed by Italian architect Stefano Pasqualetti. All homes feature direct elevator access. Generally, living spaces and master bedrooms overlook Greenwich Street while secondary bedroom suites face a rear courtyard.
The spectacular penthouse spread is a 5-bed / 6+ bath home with a den and three large terraces. The home features a sculptural staircase of blackened steel, marble, and oak. The eat-in kitchen includes a six burner Miele gas range and oven, double Miele dishwashers, Wolf steam oven and drawer microwave, and Sub-Zero refrigerator and bottle wine cellar.
