As we reported earlier this year, Brooklyn has a growing stock of 21st-century townhouses that bring commodious living paired with state-of-the-art systems and modern finishes. Over in Red Hook, the newly-finished King & Sullivan Townhouses bring 22 three-floor houses, each with their own driveway, roof deck, and private backyard.
Designed by Aldo Andreoli's AA Studio (the architects behind the conversion of 160 Imlay), each home measures approximately 2,600 square feet and comes with four bedrooms and four baths. Spanning through-block from 74-85 Sullivan Street and 107-125 King Street, the homes are individually distinguished with eclectic facades of brick, terra cotta, and corten steel. The architect says the project is a "contemporary interpretation of the classic housing type," and they sought to "create a rhythmic composition that enlivens the streetscape."
Sales kicked-off in late 2015 and blended prices come in under $3 million. Two spreads remain: the 2,722-square-foot 113A King Street that has an ask of $2.775 million and the 3,522-square-foot 109 King Street priced at $3.275 million. For comparative purposes, remaining homes in the Polhemus Townhouses in Cobble Hill start at $5.995M and the nearby Carroll Street Townhomes start at $3.4 million.
Residents enter each home on the parlor floor where there is a foyer/dining space, a large open kitchen, and a living room overlooking the backyard. Each floor has 10-foot ceilings, 7-inch white oak floors, an 8-foot skylight, and a full-floor roof deck featuring views of the city and the Statue of Liberty.
Kitchens have a Carrara marble island with seating for five, Dada cabinetry, and integrated Bosch and Thermador appliances. The living room has a gas fireplace and floor-to-ceiling-windowed French doors that lead to a private outdoor deck and backyard.
A custom-built sculptural staircase ties the home together and serves as an artistic focal point. The master suite on the second floor has floor-to-ceiling windows, a walk-in closet, and an en-suite bathroom with dual sinks and a deep soaking tub. Also on this level, is a secondary bedroom with its own bath. The third floor has two more bedrooms, a full bathroom, and a separate laundry room.
