The first full week of June 2024 saw a large number of luxury contracts signed throughout Manhattan. However, this was tempered by the fact that the asking prices of several of Manhattan's top 10 contracts could have been higher, but reflected price reductions.
Acclaimed firm Morris Adjmi Architects is best known for its context-sensitive designs like 83 Walker Street, The Grand Mulberry, Front & York, and The Huron, new construction buildings that look like they have always been part of their historic neighborhoods' fabric. However, the week's top contract took place at Morris Adjmi Architects' conversion of an existing building: At The Schumacher, a lithography studio turned luxury condominium, Penthouse #A had the top contract with an asking price of $21,000,000. Original details like arched windows remain intact, but this duplex penthouse boasts modern amenities like a state-of-the-art chef's kitchen, a corner primary suite with walk-in closet, a primary bath with steam shower, three secondary bedrooms with en suite baths, and not one but two private terraces.

Neither the buyer nor seller was identified, but public records indicate that the seller paid $14,800,000 for it in June 2019. Past residents include Academy Award-nominated actor Jonah Hill.

The Schumacher at 36 Bleecker Street was one of the first large commercial buildings in Noho, where it was home to the Schumacher & Ettlinger printing company beginning in the 1860s
The Schumacher penthouse's asking price reflects a $1.5 million price reduction from when it was listed at the end of 2023, but was nevertheless the top contract by a comfortable margin. The second-highest contract, which was also the top co-op contract of the week, was for the third-floor home at 640 Park Avenue, asking $15,000,000. One of only 12 full-floor units in this J.E.R. Carpenter-designed building, it is accessed via private elevator landing and features grandly proportioned rooms, oversized windows, six wood-burning fireplaces, and original architectural details throughout.

Public records show that the unidentified seller is poised to take a loss on it, having paid $20,500,000 for it in June 2011. It was initially listed for $24,000,000 in July 2021.

Further downtown, Penthouse #2 at 199 Chrystie Street entered contract with an asking price of $11,495,000. While good enough for the seventh-highest contract of the week, it represents a price reduction of over 40% from the $19.5 million asking price listed in the building's offering plan. With this contract, only two sponsor units in the Thomas Juul-Hansen-designed building overlooking Sara D. Roosevelt Park remain on the market.
