Last week, The Real Deal announced that a penthouse at 125 Perry Street, a garage turned seven-unit boutique condominium in the West Village, entered contract with a $57.5 million asking price. This is the highest Downtown contract of 2024 to date and, if sold for the asking price, would be Downtown's second-most expensive sale of the year, behind the record-setting townhouse at 138-140 West 11th Street, which sold for $72.5 million in an off-market deal in February 2024. Hudson Advisory Group, the team marketing 125 Perry Street, is notoriously secretive; the penthouse deal announcement was made via one of the agents' Instagram pages shortly after the fact, and no other details about the building or penthouse were provided.
Indeed, the week of March 4-10 was a good one for discreet Village listings. The top townhouse contract recorded by OIshan Realty's luxury market report ("Olshan") was for 301 West 4th Street, which was asking $10,500,000 in the fourth-highest contract overall. The listing notes that the transaction took place off-market and that the renovated house not half a mile from 125 Perry Street has ground-floor retail, two apartments on top, and five outdoor spaces. Conversion to a single-family mansion would not be unimaginable.

Because the listings at 125 Perry Street are not publicly available, the top apartment contract recorded by Olshan from March 4 through 10, 2024 was for Residence #29B at One West End, which was asking $17,950,000. Olshan notes that this represents a $1.55 million reduction from the last ask of $19.5 million, and that this four-bedroom, five and a half-bath unit with a private terrace was the last sponsor unit sold in the building. The buyers were identified only as a family from the Upper West Side who saw the unit in December 2023, began negotiating in mid-January 2024, and signed the deal several weeks later. The closing is anticipated for later this month.
One West End was an early entrant in a crop of glittering waterfront condos facing Riverside Park, and high-rises elsewhere on the Upper West Side are in high demand. The contract at One West End was closely trailed by Residence #50W at the forthcoming 50 West 66th Street, which was asking $17,700,000. The 2,816-square-foot unit has three bedrooms, three and a half baths, and a private loggia overlooking the Hudson River and Central Park. Closings are anticipated for later this year.
Indeed, the first full week of March 2024 was a good one for the Upper West Side: The apartments at One West End and 50 West 66th Street were among the six Upper West Side listings that comprised the top ten contracts. The next-highest Upper West Side contract and fifth-highest overall took place at the Robert A.M. Stern-designed 15 Central Park West, where the two-bedroom Residence #14L was asking $7,295,000. Public records show that the unidentified seller appears to have bought it from the sponsor for $4,155,178 in November 2007 and, starting in June 2012, rented it out for as much as $22,500/month. It was listed for sale for $7,495,000 in July 2023. A few stories down, the two-bedroom Residence #7J was in a three-way tie for the week's tenth-highest contract with a $6,495,000 asking price.
