On Friday, June 14, at a time when much of Manhattan was signing off for summer Fridays, power broker Fredrik Eklund announced via Instagram that a penthouse at Central Park Tower, the world's tallest residential building, had sold and closed for $115,000,000 in "the biggest deal in New York since 2021!" The sale has not yet been recorded by the city, but June 10-16, 2024 was nevertheless a busy time for luxury contracts and deals across Manhattan.

Approximately two weeks after it previously held Manhattan's top contract, The Giorgio Armani Residences is back on top with Residence #8, a full-floor five-bedroom home asking $23,500,000. The unidentified buyer will enjoy interiors by Giorgio Armani (who has announced plans to live in the building), a state-of-the-art fitness center, an on-site spa treatment room, a Zen tea room with service from Armani Ristorante, and close proximity to flagship Madison Avenue designer boutiques, including a new Giorgio Armani flagship in the base of the building. With this contract, only a duplex penthouse with four bedrooms, four and a half baths, multiple private terraces, and an asking price of $32,500,000 remains publicly available.
The last time The Giorgio Armani Residences led Manhattan's contracts, another unit in a luxury new development condominium was hot on its heels. But last week, it held the top contract by a comfortable margin: The second-highest contract, Residence #14D at The Beresford, was asking $15,950,000, a reflection of multiple price reductions following its initial listing price of $22 million when it came on the market in October 2021. However, that was still good enough to make it the top co-op contract of the week.
The top Downtown contract was for Residence #702 at 450 Washington Street, which was asking $10,995,000 in the fourth-highest asking price of the week. At the time this 2,955-square-foot home was listed, its 1,926-square-foot wraparound terrace was the largest terrace on the market in Tribeca. It entered contract roughly a month and a half after coming on the market, and this brings the building to over 75% sold.
Also last week, three townhouses ranked among Manhattan's top ten contracts. The top townhouse contract and third-highest overall was for 132 West 81st Street, which was asking $10,999,000. The townhouse dates back to 1887 and is located in the heart of the Upper West Side/Central Park West Historic District. However, a recent renovation added such modern touches as a reception gallery with radiant heated floors, a state-of-the-art chef's kitchen, a full-floor primary suite with custom dressing room and midnight kitchen, a home gym, smart home technology, and an advanced water filtration system.
Further downtown, the townhouse contracts included 25 Charlton Street, a Grand Federal-style townhouse asking $8,800,000 in the eighth-highest contract of the week. Before Pulitzer Prize-winning poet Edna St. Vincent Millay famously moved into New York's skinniest house, she lived on the top floor of this house with her sisters when she first moved to the city in 1917. The listing notes that this was its first time on the market since the 1950s.
It was closely trailed by 159 East 65th Street, a Lenox Hill townhouse asking $8,750,000. While the unidentified buyer of 25 Charlton Street was advised by the listing to "bring your architect," 159 East 65th Street is the result of a recent gut renovation steered by Bulova scion/Stetson executive Paul Guilden, whose estate listed it after he died in 2022. Highlights include streamlined built-in cabinets and an elaborate stair railing by artist Dimitri Gerakaris that includes shooting stars and a portrait of Mr. Guilden's dog. However, there was no improving on its direct access to Jones Wood Garden, an ultra-private garden oasis that only 12 townhouses can access.
