The lockdown and work-from-home arrangements inspired many New Yorkers to update their apartments, and this increased demand led to increased wait time that came on top of labor shortages brought on by sick workers. With all that in mind, it is little wonder that turn-key, move in-ready apartments are in high demand.

Last week, 15 Central Park West, #27A had the top contract with an asking price of $25,000,000, or just above the $24,500,000 that the unidentified seller paid for it in 2011. Olshan Realty's market report notes that this is the fourth time in 2022 that a listing in this Robert A.M. Stern-designed building has had the top sale, but there is only one that looks like this: The apartment features interiors by Thad Hayes, who was named one of 30 "Deans of American Design" by Architectural Digest, with a hand-crafted bar at the center. It offers a unique entertaining setting in addition to the grand living room, formal dining room, and eat-in chef's kitchen.

The top downtown contract and second-highest overall contract, a penthouse in Warren Lofts that entered contract with a $19,995,000 asking price, also benefitted from a top-of-the-line renovation. The 1931 industrial building was expanded and converted to a condo in 2014; more recently, a penthouse unit in the addition was completely redesigned by Steven Harris Architects. Features include top-of-the-line materials, open entertaining spaces, and ultra-private bedrooms with generous closet space and en suite baths. The unidentified seller paid $12,728,125 for it in July 2014.

Even the most prestigious co-ops are not immune to the lure of renovations; in the wake of a two-year renovation by AD100 designer David Kleinberg, a 4-bedroom, 4.5-bath unit at The Sonora, a Rosario Candela-designed cooperative at 770 Park Avenue, had the top co-op contract with an asking price of $13,500,000. The renovation includes updated plumbing and electrical systems, new windows throughout - the better to make the most of Central Park and Park Avenue views - and creature comforts like high-end appliances in the kitchen, heated floors in all the bathrooms, and central air conditioning. However, none of this comes at the expense of prewar details like high ceilings and grand proportions.
