The first full week of September 2024 was an abbreviated business week due to the Labor Day holiday on Monday, September 2. However, one might not know it to look at New York's luxury contracts from September 2-8, 2024. Manhattan's tallest condominiums remain in demand almost as high as their elevation, but townhouses were also in demand among deep-pocketed buyers.
The week's top apartment contract and second-highest overall was for Tower Residence #27 at 111 West 57th Street, the second-tallest residential building and skinniest tower in Manhattan, which was asking $13,000,000, or $3 million below the $16 million price when it was initially marketed in September 2019. Like all units in the tower component soaring above the landmarked Steinway Hall, this residence features direct elevator entry, three bedrooms, three and a half baths, interiors by Studio Sofield, a chef-caliber kitchen, a luxuriously appointed primary suite, and panoramic views of Central Park and the Manhattan skyline.

Two units at 50 West 66th Street were hot on its heels: Residence #10D had the second-highest apartment contract and fourth-highest overall with an asking price of $11,500,000. One floor down, Residence #9D was not far behind with an asking price of $11,375,000. As neither unit's buyer was identified, it cannot be confirmed whether these were two separate buyers or one person planning to combine them into one large duplex.
The tallest building on the Upper West Side will not be ready to move into until later this year at the soonest. However, the unidentified buyers of other luxury condos on the Upper West Side will be able to move in immediately: Residence #5, a full-floor unit at the Passive House-certified Charlotte of the Upper West Side, had the week's sixth-highest contract with an asking price of $10,500,000. It has been on and off the market since May 2022, when it was listed for $11 million.
Almost directly to the west, Residence #6W at 555 West End Avenue had the eighth-highest contract with an asking price of $8,800,000. One of only 13 units in the converted school building, the four-bedroom home features direct elevator entry, soaring ceilings, herringbone floors, a windowed Christopher Peacock-designed kitchen, and a luxurious primary suite.
But for all the advantages of boutique apartments that offer excellent square footage as well as the services and amenities of a luxury condominium, some luxury buyers crave more privacy and space: Townhouses accounted for four of the week's top ten contracts. 45 East 74th Street led by a comfortable margin with an asking price of $23,800,000. The five-story limestone townhouse entered contract with an asking price of $26.5 million in April 2023, but the deal never closed and it was relisted in August 2023. Seller Zhang Xin, a Chinese property developer who bought the house after extensive renovations were complete, is poised to take a loss on it, having paid $26 million for it in 2013.
The desire for townhouse living extended to the outer boroughs as well: Brooklyn's top contract and the week's third-highest overall took place at 48 Willow Place, one of only three landmarked Mid-Century homes in the Brooklyn Heights Historic District, which was asking $12,000,000. Architects Joseph and Mary Merz designed and built the house in 1969, using it as a space to live and work; decades later, it was listed after an extensive renovation by Ian Starling that carefully preserved original details. The contract was signed after less than five months on the market and approximately six months after its neighbor, another Merz-designed Mid-Century house at 44 Willow Place, sold for $5,457,500 in March 2024.
Also of interest last week, a total of $8,940,000 across four contracts was signed at One Wall Street. Less than 100 years after this New York City Landmark designed by Ralph Walker was erected, it has been converted to a luxury condominium with unique floor plans and over 175,000 square feet of indoor and outdoor amenities. The Financial District's first Whole Foods is located in the base of the building, and the first United States outpost of Parisian department store Printemps is set to open in the building in spring 2025.
Additionally, Residence #301/401 at The MacIntyre, a Flatiron wholesaler building turned cooperative, entered contract with an asking price of $2,850,000. Fans of Taylor Swift will recognize it from the Polaroid images included with the physical copy of 1989.
Owner Sarah Johnson, philanthropist and daughter of San Francisco Giants owner Charles B. Johnson, bought #301 for $2.6 million in July 2014 and #401 for $1.537 million in November 2014; she then embarked on a massive combination and renovation. It was initially listed for $6.25 million in December 2017 and would go on and off the market at varying price points ever since. The most recent price reduction in February 2024 would bring it down to the asking price that ultimately attracted its unidentified buyer.
