In the second full week of November 2024, post-election momentum is still going strong in the New York real estate market. Manhattan’s aggregate sales marked a sharp week-over-week increase to bring it to the highest weekly total of the year.

This was driven by several high-priced contracts being signed during this time. Leading the charge was Penthouse 11 at 140 Jane Street, which was asking $45,000,000. The duplex penthouse’s floor plan shows direct elevator entrance, a separate service entrance, a massive Great Room, an ultra-private primary suite with a private balcony, and a private roof terrace with outdoor kitchen and hot tub. An offering plan accepted in June 2024 notes that the interiors will feature natural materials (e.g., wood floors and stone countertops), video intercoms, Sub-Zero and Gaggenau appliances in the kitchen, a steam shower in the primary bath, and in-unit washers and dryer.

140 Jane Street has not yet risen above ground but this penthouse contract brings the boutique building to one-third sold. The offering plan lists a $408,724,150 sellout price, and the combined value of the contracts is approaching $150 million.

Meanwhile, the second full week of November 2024 was a particularly good one for Upper East Side listings, with five ranking among New York's top ten highest contracts. Notably, a total of $25,150,000 across two deals was signed at 200 East 75th Street, a new development condominium on the rise on the corner of East 75th Street and Third Avenue. These included Residence #12AB, a full-floor combination unit with five bedrooms, six full baths, two powder rooms, and over 6,100 interior square feet. It was asking $18,750,000 in the fifth-highest price of the week.
When 200 East 75th Street is complete, residents will enjoy such amenities as an attended lobby and port-cochere, a fitness center, a courtyard with outdoor fireplace, and a parlor lounge with courtyard access. It is almost directly next to another new development condominium, The 74, in a prime Upper East Side location near Central Park, fine dining, and Madison Avenue designer flagships.

The contracts at 200 East 75th Street bring the building to over one-third sold and come at a time when its final buff brick cladding is being installed. Next door, The 74's white terra cotta cladding is on the rise; it is nearly 25% sold. Both buildings reached their full height earlier this year.
Further downtown, a total of $15,770,000 was signed across two contracts at One High Line. These included Residence #EAST20A, which had the tenth-highest contract of the week with a $9,565,000 ask. This three-bedroom unit is located in the same tower where it was recently announced that Faena New York will open in spring 2025. The unidentified buyer, like all residents in both of One High Line's towers, will enjoy access to Faena New York's amenities and services, which include the 17,000-square-foot Tierra Santa Healing House spa, private members club Faena Rose, and a restaurant by celebrity chef Francis Mallmann.

Moreover, the contracts at One High Line come at a time when construction on the new public plaza in front of the building on Tenth Avenue is nearing completion. A recent site visit saw shrubbery and trees planted, seating in place, and work nearly complete on the retail space on Tenth Avenue.

As an aside, construction of One High Line has caused a section of the High Line to be covered with scaffolding since before the pandemic. With construction winding down on the building and the public park, this stretch of the elevated park may soon see the light of day.

In Brooklyn, the borough's highest apartment contract was signed for the full-floor Residence #14 at West Greenpoint Lofts, which entered contract with an asking price of $5,900,000. If it closes for this price, it would dethrone the recent penthouse deal at new construction condominium The Huron as the highest-priced sale in Greenpoint.

Interestingly enough, West Greenpoint Lofts was home to Greenpoint's highest-priced sale before The Huron penthouse entered contract. Residence #14 is rich in Old World details like exposed wooden beams, exposed brick walls, factory windows, and soaring ceilings. Contemporary comforts include a chef's kitchen with state-of-the-art appliances, a custom walk-in closet in the primary suite, and a multi-tiered private outdoor space.

Elsewhere in Brooklyn, a total of $9,775,000 was signed across five contracts at Bergen Brooklyn. Designed by Frida Escobedo, this nearly full-block new development features a warm masonry facade that harmonizes beautifully with the surrounding brownstone architecture. The east and west wings are connected by a Glass House section of amenities.

Like all units in Bergen Brooklyn, the one- to three-bedroom units that entered contract feature high ceilings, abundant natural light, and interiors by AD100 Workstead. Kitchens come outfitted with custom white oak cabinetry, striking honed Taj Mahal quartzite countertops, and integrated Bosch appliances. Primary bedrooms feature generous closets and spa-like en suite baths.
