For August 21-27, 2023, Billionaires' Row is back on top of Manhattan's luxury contracts, with the top contract taking place at standard-bearer One57. Penthouse 88, a five-bedroom, five-bath, 6,231-square-foot home, entered contract with an asking price of $34,000,000 in a 24.4% reduction from $45,000,000 when it was listed in June 2022 (h/t Olshan Realty's market report). When The Real Deal announced the contract, it noted that Chinese conglomerate HNA bought the penthouse from the sponsor for $47 million in 2015 along with at least four other units in the building; it sold the apartment for $28 million in 2020, the year before it declared bankruptcy. The current seller's LLC is linked to Wu & Kao, a law firm known for its wealthy Chinese clients; information on the buyer was not available.
Despite the discount, the penthouse at One57 had the top contract by an extremely comfortable margin. It was trailed by Residence 1103 at The Belnord, which had the second-highest contract with an asking price of $8,350,000. The building has garnered considerable attention for its exterior shots on Hulu hit Only Murders in the Building; coincidentally, the apartment went into contract a few weeks after the third season premiered.

One57 and The Belnord are mainstays among Manhattan's top luxury condos, but new entrants tied for the third-highest contract: Penthouse A at The Harper entered contract with a $8,000,000 asking price roughly two and a half months after the building launched sales. The three-bedroom, three and a half-bath unit is located in an amenity-rich new building across the street from the 86th Street Q train.

Downtown, a three-bedroom duplex at One High Line also entered contract with an $8,000,000 ask. The apartment measures 3,756 interior square feet and opens up to a 1,517-square-foot private terrace on the upper level; as per the unit's floor plan, the bedrooms are located on the lower level for optimal privacy. The unidentified buyer will enjoy residential amenity spaces overlooking the High Line and exclusive privileges from Faena Hotel, the hospitality tenant in the east tower of One High Line.
