From August 5-11, 2024, Manhattan saw 182 residential contracts signed, a 17% decrease from the previous week as vacation season peaks. The median asking price for these contracts surged to $1,385,000, driven by a greater number of high-end properties finally going under contract. Consequently, the overall average time on the market ballooned by 26%, averaging 118 days.

When the Upper East Side's landmarked Hotel Wales was converted to luxury condominium The Wales, the process involved restoring the ornate facade to its original glory as well as adding a discreet, Landmarks Preservation Commission-approved penthouse with a wraparound terrace to the top of the building. The penthouse was originally listed for $23 million in March 2022, but its asking price of $19,995,000 nevertheless gave it the week's top contract by a comfortable margin.

The buyer was not identified, but celebrities like Scarlett Johansson, Colin Jost, and Sean Hayes were seen touring the penthouse. This contract brings the building to 86% sold.
On the opposite side of Central Park, Residence #19B at The Beresford had the week's top co-op contract and second-highest overall with a $12,950,000 asking price. The contract for this four-bedroom with a private terrace was signed less than a month after three luxury signings took place in one week at this New York City Landmark, and less than two months after an assemblage that included Glenn Close's old apartment had Manhattan's top contract. Residence #19B was originally listed for $14.99 million in October 2023, over 16 years after the unidentified seller paid $10.8 million for it.

The first week of August 2024 proved to be a good one for Upper West Side listings, which accounted for six of Manhattan's top ten contracts. Another New York City Landmark, The Dorilton, was home to the week's second-highest co-op contract and fifth-highest overall; Penthouse East was asking $7,300,000. This duplex penthouse with a private rooftop terrace was originally listed for $7.7 million in October 2023, but the unidentified seller still stands to make a profit, having bought it for $3,900,000 in May 2011.
But while ornately designed cooperatives like The Beresford and The Dorilton were instrumental in bringing the Upper West Side to prominence, amenity-rich new development condos were also in demand among luxury buyers. These included two units at 50 West 66th Street, the neighborhood's new tallest building. Residence #5E had the week's seventh-highest contract with a $7,000,000 ask, and Residence #4E was not far behind with a $6,900,000 ask.

Further downtown, 520 Fifth Avenue is still going strong. A total of $12,030,000 across four contracts, three one-bedrooms and a two-bedroom, was signed over the past week. All buyers will enjoy expansive views through the arched windows rising ever-higher on the building's facade, not to mention luxe interiors and a high-end amenity package.
A borough away, a beautifully converted carriage house at 413 Degraw Street had Brooklyn's top contract with an asking price of $5,475,000. Original features like beamed ceilings and exposed brick were beautifully preserved, while modern upgrades include a state-of-the-art chef's kitchen, a full-floor primary suite with custom closets and dressing room, radiant heated flooring in many of the baths, and a private roof terrace with custom wet bar, outdoor kitchen, wraparound lighting, and wiring for two outdoor televisions.

Beyond the carriage house, it was a good week for newly launched Brooklyn condos. A total of $5,870,000 across four two-bedroom contracts was signed at 87 Irving Place, a modern new condominium in Clinton Hill. Two of the apartments have private outdoor space (as per the building's stacking plan), and all interiors feature high ceilings, oversized windows, custom closets, and pre-installed designer lighting.

Further south, a total of seven contracts, or just under 10% of the building's inventory, were signed at Kensington Manor, a new condominium rising at the nexus of Kensington and Ditmas Park. One of the more amenity-rich buildings to take shape in this area, amenities include an attended lobby with package room, a fitness center with yoga room, a children's playroom, a residents' lounge, a pet spa, bike storage, on-site parking with electric vehicle chargers, and a rooftop terrace with a dog run, grill stations, and dining and lounging areas. Floor plans indicate that every unit that entered contract comes with private outdoor space in some capacity, whether a balcony, terrace, or private rooftop deck.
