Much like with real estate contracts, the week between Christmas and New Year's at the end of 2023 was a relatively quiet time for Manhattan sales. However, a number of high-priced and high-profile sales nevertheless took place during this time.
The top sale by far was Penthouse C at the Robert A.M. Stern-designed 200 East 83rd Street, which sold for $38,250,000, or $5.75 million more than the last sale price. It has six bedrooms, six and a half baths, 6,592 interior square feet, and a total of 1,864 square feet of private outdoor space spread among four private terraces. The buyer and seller conducted the transaction using LLCs.
200 East 83rd Street notwithstanding, the last business week of 2023 was a good one for downtown neighborhoods. The second-highest sale took place at New York Life Insurance Company headquarters turned luxury condominium 108 Leonard Street, where Residence #14D closed for $12,257,528. Elsewhere in Tribeca, a townhouse unit at 67 Vestry Street tied with a a three-bedroom at One High Line for the fourth-highest sale with a price of $9,250,000.
Also in Chelsea, tennis star Milos Raonic sold his penthouse at neighborhood icon London Terrace Towers for $9,296,000. While slightly below the asking price of $9,995,000 when it was listed in spring 2022, it was still good enough for the top co-op sale and third-highest overall. The buyer conducted the transaction through a trust, but another high-profile figure would not be surprising -- when the apartment hit the market, The Real Deal announced that Mr. Raonic had bought it from The Sopranos creator David Chase for $7.55 million in 2019.
Mr. Raonic was not the only celebrity who sold an apartment in the last days of 2023: Public records show that writer Erica Jong sold her Lenox Hill apartment at the Emery Roth-designed Imperial House for $3,400,000, or 20% below the initial listing price of $4,250,000 when it was listed in spring 2023. Ms. Jong and husband Kenneth David Burrows bought the apartment for $1.49 million in 1990, and listed it in preparation to downsize and move closer to their grandchildren elsewhere in Manhattan (h/t New York Post).
