In recent years, soaring supertalls and architecturally bold designs have captured the spotlight—and commanded steep prices. However, as the week ending August 16, 2024, shows, Manhattan's luxury buyers still have a deep appreciation for the city's architectural history. Three of the week's five priciest sales were in new buildings that thoughtfully honor their historic, often landmarked, surroundings. The other two top sales took place in buildings that have played a key role in elevating their neighborhoods.
Chief among them was the only eight-figure sale recorded last week: Residence #12C at the Robert A.M. Stern-designed Superior Ink closed for $15,850,000, or just under the asking price when it entered contract in spring 2024. The buyer conducted the transaction through a trust, and public records identify the sellers as finance executive Edward Nicoll and his wife, Helen Nicoll. The Real Deal notes that they stand to make a small profit, having bought it for $13.5 million in 2009, and that they bought a massive Miami house in 2015.
Further uptown, another Stern building triumphed. The maisonette at 20 East End Avenue, a modern interpretation of prewar architecture, closed for $9,200,000; while well below the asking price of $10,895,000 when it entered contract in July 2024, it was still good enough for the week's top Upper East Side sale and third-highest overall. With five bedrooms and five baths spread across three floors and over 4,700 interior square feet, the apartment pays tribute to prewar proportions as well.
Directly to the west, companion buildings Beckford House and Beckford Tower were instrumental in transforming their stretch of Second Avenue and breathing new life into Yorkville's residential market. Both condominiums feature limestone and brick facades and impeccably detailed apartments, in nods to the local history, and luxury amenities to cater to the modern buyer. Beckford Tower, the taller of the two, was home to the week's fifth-highest sale, Residence #18B, which sold for $7,800,000.
But for all the respectful touches today's architects put on their new buildings, some would say there is no substitute for the originals. 174 Duane Street was originally constructed as a loft building in 1910 in what is now the Tribeca West Historic District; amidst its conversion to a small handful of high-end condos, the red brick facade and original architectural details were carefully preserved. The three-bedroom Residence #C had the week's second-highest sale at $9,800,000 in what appears to have been an off-market deal.
Additionally, the week's top co-op sale and fourth-highest overall took place in the J.E.R. Carpenter-designed 812 Park Avenue, an early entrant on the Upper East Side's cooperative scene and a gold medal winner from the New York chapter of the American Institute of Architects. Residence #7/8C, a grand four-bedroom duplex, closed for $9,000,000.
Also of note last week, three sales were recorded at Claremont Hall, Morningside Heights' tallest tower and yet another Stern design in the heart of Union Theological Seminary's campus. The apartments start on top of Union Theological Seminary classrooms, offices, and faculty housing to make the most of Hudson River and Riverside Park views, and amenities include a library, fitness center, and indoor pool with Gothic ceilings and original chandeliers. Another great perk of the building is its proximity to Columbia University, Barnard College, Teachers College, and Manhattan School of Music. Coincidentally, the sales were recorded about two weeks before classes start at Columbia on September 3.
