As September 2024 drew to a close, the number of closed sales held steadily week-over-week while high-priced condo sales caused the sales volume to spike. During the fourth full week of the month, the most expensive sales were almost evenly divided between full-floor apartments in soaring new construction and penthouses at historic buildings in rarefied neighborhoods.

The week's top sale was for Tower Residence #50 at 111 West 57th Street. Initially listed for $29.5 million in October 2018, when the building was still marketing off of floor plans, it returned to the market for $31 million in January 2024, entered contract with a $26.95 million ask in July 2024, and ultimately closed for $24,500,000. This duplex residence offers one full floor of living space, a full-floor private loggia on top, and incredible views of Central Park and the Manhattan skyline in any setting. The buyer conducted the transaction through an LLC.
Almost directly to the east, the week's third-highest sale took place at 520 Park Avenue, the tallest building on the Upper East Side Gold Coast. Residence #21 closed for $18,500,000 in what appears to have been an off-market transaction. The buyer made the purchase through an LLC.

However, New York's luxury buyers clearly have an appreciation for both Old World architecture and the rarity of listings in historic buildings: Less than two months after it entered contact with a $19.995 million ask, the penthouse at The Wales closed for $18,529,863 in the second-highest sale of the week. The penthouse is a Landmarks Preservation Commission-approved addition to the onetime Hotel Wales in the Expanded Carnegie Hill Historic District, and is surrounded by a wraparound terrace. The buyer conducted the transaction through an LLC, but celebrities like Scarlett Johansson, Colin Jost, and Sean Hayes were seen touring the penthouse.
Further downtown, Penthouse #A at The Keller closed for $17,866,698, slightly above the asking price, high enough for the top Downtown sale, and coming in as the fourth-highest sale of the week. Located on the uppermost levels of the landmarked building constructed as The Knickerbocker Hotel, the duplex penthouse offers one full floor of living space and a private roof terrace overlooking Hudson River views. This buyer conducted the transaction through a trust.

The fifth-highest sale of the week was also the only resale of the top five: Residence #75A at One Central Park, the residential component on the upper levels of Deutsche Bank Center, sold for $17,330,500. Initially listed for $50 million in July 2013, it went off the market a few months later to spend late 2019 and most of December 2020 on the rental market. It ultimately entered contract with an asking price of $21.995 million in May 2024 and came in somewhat below ask. However, the closing price is nevertheless more than 1.75 times the $9,858,366 the seller paid for it in June 2004.

At another historic building, the Ralph Walker-designed Walker Tower, Tampa Bay Rays co-owner Randy Frankel's penthouse closed for $14,500,000, just short of the week's top five sales. It came in under the $15.995 million asking price when it entered contract in July 2024, but Mr. Frankel still makes a profit, having bought it for $12,219,000 in December 2013. Public records indicate that the buyer conducted the transaction through an LLC, and that they will only be the penthouse's second owner.
Also of note last week, seven recorded sales at 64 University Place came to a total of $24,220,620. These include a purchase by power broker Fredrik Eklund, who had announced his intention to buy in the building while marketing it with business partner John Gomes (reportedly another buyer in the building). Mr. Eklund paid the asking price of $3.35 million for his two-bedroom apartment; all the others came in above ask.
