From October 17-23, 2021, a total of 394 condo, co-op, and condop sales closed in Manhattan, coming to an aggregate price of $838,826,645. The 179 condo sales came to a median price of $1.795 million, or $1,519 per square foot. The 207 co-op sales came to a median price of $875K.

It was another excellent week for buildings designed by Robert A.M. Stern Architects. The firm's namesake founder is the Rosario Candela of our times, conjuring up elegant spaces and graciously proportioned residences catering exclusively to the very wealthy. Manhattan's top sale of the past week came in the country's (if not the world's) most successful condominium building ever built. A $66 million closing at Billionaires Row darling 220 Central Park South. The main unit in this sale, Villa 11, is a 3-bedroom, 4.5-bath duplex in the Villa section of the building, spanning 4,820 interior square feet and 1,685 square feet of outdoor terraces. It had an initial sponsor ask of $52 million and was sold with #19E, a 388-square-foot staff unit with an initial sponsor asking price of $1.36 million. This sale dethrones the nearby Central Park Tower, which had the top sale for the past three weeks, but this supertall isn't out of the running - a high-floor unit closed for $12.25 million.
On the opposite side of Central Park, two of the top four contracts of the past week took place at 520 Park Avenue: #PH50, a 3-bedroom, 5-bath residence measuring 9,138 square feet with a 279-square-foot private terrace, closed for $36 million. This unit was conceived as a duplex penthouse, but was later split into two full-floor units. Several stories down, another full-floor unit, #25, closed for $19.5 million.

At 781 feet high, 520 Park Avenue is the tallest building in its Upper East Side neighborhood. While its height is in line with the demands of today’s luxury buyers, its limestone facade and romantic roofline pay a respectful tribute to prewar architecture. Residents are greeted by a grand, attended lobby and vaulted salon with access to a lushly planted private garden. Amenities include a well-equipped fitness center, a double-height indoor swimming pool bathed in light from the garden above, sauna and steam rooms, spa treatment rooms, a children’s playroom, a business center, a lounge, and a screening room. Guest suites, wine cellars, and extra storage are available for purchase.

520 Park Avenue is entirely composed of simplex and duplex units, all of which enjoy spectacular views of Central Park and the Midtown skyline by virtue of the building’s towering height. Interiors boast soaring ceilings, oversized windows, grand entertainment space, private key-locked elevator access, and multi-zone central heating and air conditioning. All kitchens come outfitted with custom Christopher Peacock cabinetry designed by Robert A.M. Stern and suites of first-class appliances by Sub-Zero, Wolf, and Miele. All bedrooms have en suite baths, and primary suites feature excellent closet space and baths with custom Robert A.M. Both levels of the duplex units are connected by grand staircases, and select upper-level units come with private balconies.

Prices at 520 Park Avenue are as stratospheric as its height: The 32 homes plus lower-level suites, storage, and wine units have a total sellout of $1.267 billion. As of this writing, there are three listings available in the building ranging from a $20.5 million four-bedroom to a $39.95 million three-bedroom penthouse with a private balcony. And according to the latest amendment to the offering plan, the building’s crowning penthouse, #PH63, has a sticker price of $100 million. This five-bedroom apartment is perched more than 700 feet from street level and has more than 1,500 square feet of outdoor terraces.

Meanwhile, a total of 50 luxury contracts ($4 million and up) were signed in Manhattan from October 18-24, 2021. Olshan Realty’s market report notes that this is the third time 50 or more luxury contracts have been signed in a week in 2021, and that the weekly asking price sales volume of $483,647,999 is the highest weekly total of the year and the highest total since the week of December 16-22, 2013.

The top contract of the past week took place at 443 Greenwich Street, where a penthouse owned by Formula One champion Lewis Hamilton entered contract with an asking price of $49.5 million. The triplex penthouse measures 8,908 square feet and features 6 bedrooms, 6 full baths, two powder rooms, and a 3,246-square-foot private terrace with a plunge pool and summer kitchen. Two private parking spaces were included in the sale.

The market report notes that the apartment has been on and off the market since May 2019, when it was listed for $57 million, and the New York Post reported that Mr. Hamilton never moved into the apartment, which he purchased from the sponsor for $43,991,455 in 2017. 443 Greenwich Street is known for its famous residents past and present, and large-scale homes at celebrity favorites 108 Leonard and The San Remo were also among the top apartment contracts of the past week.
