August is typically a slow month for New York real estate, but the past week showed strong numbers: From August 8-14, a total of 450 Manhattan condo, co-op, and condop sales were recorded, and came to an aggregate total of $784,968,844. The 209 condos came to a median price of $1.61 million, or $1,484 per square foot. The 225 co-op sales came to a median price of $805K.
Tribeca has long been one of New York's most in-demand neighborhoods, and this week's top sales confirmed that: Three of the top five sales were located in the neighborhood, with a five-bedroom home at 24 Leonard Street selling for $14.7 million. 24 Leonard Street is a new construction boutique condominium, but in-demand conversions like The Woolworth Tower Residences and Mohawk Atelier also had impressive sales.

In this article:
From August 9-15, 33 luxury contracts priced at $4 million and up were signed in Manhattan for an aggregate total of $278,270,000. While this is three fewer contracts than last week, Olshan Realty's market report observes that this is the 26th week out of the last 28 where 30 or more luxury contracts were signed.
It was a strong week for Tribeca on the contracts side as well - three of the top five contracts took place in Tribeca, with a penthouse at 56 Leonard Street taking the top contract for the second week in a row. The asking price of $34.5 million shows a reduction from the $37 million it was listed for in July 2020; but if it closes for that price, seller Leon Shaulov, founder of hedge fund Maplelane Capital (h/t The Real Deal), would nevertheless make a profit on the $26,781,102 he purchased it for in 2017.
