The first full week of September 2024 was an abbreviated business week due to the Labor Day holiday on Monday, September 2; as such, fewer sales were recorded by default. However, several high-priced sales in new development condominiums were recorded during this time, with Upper West Side apartments accounting for three of Manhattan's top five sales.
The top sale of the week took place in the Village at The Greenwich Lane, the condo conversion of the historic St. Vincent's Hospital. Penthouse #6B closed for $24,500,000 in what appears to have been an off-market sale. The penthouse measures five bedrooms, four and a half baths, and over 5,300 square feet. Both the buyer and seller conducted the transaction through LLCs, but public records show that the buyer made a profit, having bought it for $22.375 million in December 2021.

The sale was recorded shortly after publishing executive Peter Barbey's penthouse elsewhere in the building entered contract with a $32 million ask, as well as after media executive Michael Ovitz sold his Greenwich Lane home for $23.5 million. Also last week, and elsewhere in the Greenwich Lane complex, Residence #10D at 155 West 11th Street sold for $6,300,000, slightly short of the week's top five sales.

The week's second-highest sale was the penthouse at 126 East 86th Street, which closed for $17,500,000. The duplex penthouse measures 5,628 interior square feet and boasts a private rooftop terrace as well as a large private balcony off the Great Room.

This sale was recorded less than a year after sales launched in the new Upper East Side boutique condominium, which was branded Arloparc at the time. Since then, closings have commenced and all of the building's publicly listed units have entered contract.
Public records indicate that the buyers of the new Upper East Side penthouse moved there from a prewar building on the Upper West Side. They are listed as the sellers of Penthouse A at The Olcott, which closed for $10,900,000 in the fourth-highest sale of the week. This was less than the $12.5 million they sought for it when they listed it in March 2024, but they nevertheless make a small profit, having bought it for $10,400,405 in July 2012. This buyer was identified through an LLC.

The Olcott is located half a block from Central Park, and the week's top co-op sale took place directly on the park: Residence #14D at The Beresford sold for $14,160,000. While this was good enough for the third-highest sale of the week, it represents a 35.6% reduction from the $22 million it was listed for in October 2021; it was on and off the market at gradually lower price points since, and entered contract with a $15.95 million ask in June 2024.
Rounding out the top five sales was Residence #504 at The Belnord, which closed for $7,895,000, down slightly from the listing price of $7.95 million when it entered contract in July 2024. Coincidentally, the sale was recorded a few weeks after the season premiere of Only Murders in the Building, the Emmy Award-winning TV show that uses The Belnord for exterior shots. The buyer made the purchase through an LLC, and the sale was recorded a few months after media mogul Martha Stewart bought a duplex in the building with her daughter Alexis Stewart.
