After last week's Upper East Side extravaganza, downtown neighborhoods returned to lead the past week's top sales. The top sale was a half-floor penthouse near the top of The Four Seasons Private Residences that closed for $17,995,000. Public records list the seller and buyer as LLCs, but The Wall Street Journal identified the seller's company as one linked to Ivy Zelman, a former housing analyst at Credit Suisse who later started her own firm. The Journal also identified the seller as Alexandre Arnault, son of LVMH CEO Bernard Arnault and EVP of product and communications at Tiffany & Co. (which is owned by his father's company).
The second-highest sale took place at The Cortland, an industrially inspired condominium in West Chelsea. Residence #14AW, a massive four-bedroom, four and a half-bath home, closed for the asking price of $10,950,000.

The top sales took place at new construction buildings with designs that harken back to the old days. However, modern units housed in original prewar buildings remain in high demand. The third-highest sale was a five-bedroom home in One Hundred Barclay Tribeca, the former headquarters of New York Telephone, that sold for $10,500,000 in what appears to have been an off-market deal.
The top uptown sale and fourth-highest overall was a four-bedroom at hotel-turned-condominium The Wales that closed for $10,325,586. It is the latest closing to take place in the building, where closings have consistently come in at or above ask.
