The week of September 8-14, 2024 was the first full business week of September 2024. The number of sales recorded gradually increased week-over-week, and the sales volume dramatically spiked in the same time period. However, the latter is likely more indicative of a particularly high-priced sale recorded during this time than of long-term market trends.

The top sale of the week was Residence #39B at Central Park Tower, which closed for $43,500,000 in a sale recorded roughly two weeks after it entered contract. Like all units in the tallest residential building in the world, the five-bedroom Residence #39B enjoys postcard-perfect views of Central Park and the Manhattan skyline. However, it is one of a small handful of units in the entire building to have private outdoor space, a nearly 2,000-square-foot private terrace accessed from the spacious entertaining area. The buyer made the purchase through an LLC.

While the week's most expensive sale by an extremely comfortable margin, Residence #39B's price represents a sharp reduction from the last asking price of $59 million. Moreover, the apartment's closing price represents a 58% reduction from the $75 million it was listed for when it was marketed off floor plans in 2018.

The second-highest sale of the week was Penthouse #1A at Upper West Side condominium Laureate, which closed for $14,325,000. The sale brings the saga of the penthouse to a close just under six years after it was initially listed for $23 million in October 2017. It had been on and off the market at gradually lower price points since then and ultimately entered contract with an asking price of $15.5 million in July 2024. Public records show that the seller has taken a loss, having paid $15,587,000 for it in February 2012.

During the time the penthouse was on the market, new Upper West Side condos with more luxurious finishes and amenities, including the nearby 200 Amsterdam Avenue and 50 West 66th Street, rose to steal some of Laureate's thunder. And yet, this is likely not the only factor: The landmarked prewar cooperatives lining Central Park West still hold cachet, and indeed the week's top co-op sale took place at The Eldorado. Residence #16B, a two-bedroom with a private terrace overlooking Central Park, closed for $6,006,000 in the week's eighth-highest overall sale.
Additionally, while Central Park views are in demand among the city’s luxury buyers, they are not the only coveted ones. Northwest of Laureate, Penthouse C at prewar cooperative 118 Riverside Drive enjoys breathtaking vistas of Riverside Park and the Hudson River from large windows as well as from the over 1,100-square-foot private terrace. Interiors feature beamed ceilings, a gas fireplace in the well-proportioned living room, a chef’s kitchen, and a secluded corner primary suite. While the final price of $5,500,000 fell just shy of the week’s top ten sales, it was still more than 10% above the last listing price when it entered contract in June 2024 after less than a month on the market.

The week's top Downtown sale and third-highest overall was for Residence #45W at Tribeca tower 111 Murray Street; it closed for $9,300,000. Public records identify the seller as the estate of Warren Estis, co-founder of law firm Rosenberg & Estis. While many of the city's law firms have real estate divisions, Rosenberg & Estis is the largest firm dedicated entirely to real estate. The four-bedroom condo was initially listed for $11.995 million in June 2023, just over a year after Mr. Estis' death in November 2022, and his co-founder, Gary Rosenberg, is listed as the executor of his estate. Public records show that Mr. Estis bought it for $12,040,000 in April 2019.
The fourth-highest sale trailed by only $1 million: Residence #3GS at 150 Charles Street closed for $8,300,000, or just under the ask when it entered contract in February 2024. The seller was listed as an LLC, and public records show that they made a profit, having bought it for $5,750,000 in December 2018. The buyer was identified as Blackrock executive Anushka Sunder.
Soho powerhouse 40 Mercer Street rounded out the week's top five sales with Residence #33, which sold for $7,350,000. This is only slightly under the last ask and not a dramatic departure from the $7.95 million it was initially listed for in September 2023; prior to that, it had been on and off the rental market since 2012. Public records list the buyer as British hedge fund executive Christopher Rokos. The seller, identified only through an LLC, has made a small profit on it, having bought it for $6,850,000 in July 2008.
Also of note last week, a total of $8,588,104 across four sales was recorded at 200E20th, a new condominium with a design by CetraRuddy that has transformed its corner of East 20th Street and Third Avenue in Gramercy. Both one-bedrooms and a two-bed came in slightly above ask, and the other two-bed got its asking price. All units feature high ceilings, oversized windows, kitchens with integrated Miele appliances, and beautifully finished primary baths. Current availabilities in the building start at $1.69 million.
