Over the past few years, the Upper East Side has seen a luxury building boomlet of new condominiums with traditionally inspired architecture, expansive floor plates, high-end interiors, and top-of-the-line amenities. Luxury buyers have been taking notice: The past week's top sale took place at 109 East 79th Street, a new condominium with Art Deco, Bauhaus, and mid-century influences. #PH19, a massive five-bedroom, five and a half-bath home with over 5,500 interior square feet and two private terraces, was recorded for $25,234,116. The buyer is listed as Joseph Fallo, CEO of brokerage EF Hutton, and his wife Ashley Rallo. A short distance away, a four-bedroom at the Robert A.M. Stern-designed 200 East 83rd Street closed for $8,300,000 in the fifth-highest sale of the past week.
But while the new Upper East Side condominiums take significant inspiration from local prewar architecture, some say there is no substitute for the originals. Case in point: The top co-op sale and second-highest overall was a full-floor home at the prewar 944 Fifth Avenue that closed for $20,500,000. Elsewhere on the Upper East Side, a penthouse at the top of 605 Park Avenue closed for $13,500,000. Public records list the buyer as business executive Richard Attias.
