In the Yorkville section of the Upper East Side, a mid-size new development at 333 East 82nd Street has replaced five rowhouses with a handsome limestone-clad condo whose exterior is heightened by floral embellishments, ornate iron railings, and a crowning cornice line. To be known as Manor 82, the 21-unit condominium is being spearheaded by Rybak Development and will be delivered for occupancy later this year.
A recent pass by the midblock site, found between First and Second avenues, shows that work on its somewhat schmaltzy facade is nearly complete. The project, designed by Zproekt Architecture, does a superb job of wedging into brownstone block while also introducing a bit of ostentation.
The facade is said to be made of hand-chiseled limestone, and its rounded window bays, molding bands, and entitled parapet pay tribute to the pre-war opulence of the Upper East Side.

Sales on its 21 one- to four-bedroom homes are imminent. The project's latest amendment to a submitted offering plan shows that one-bedrooms (with 1.5 baths) will ask from $1.38M, two-bedrooms from $2.295M, three-bedrooms from $4.15M, and a pair of four-bedroom penthouses with 18 foot ceiling will ask from $6.95M. Each of the collection's homes will have some form of private outdoor space. Several duplex units will feature outdoor kitchens and townhouse-inspired layouts.
