Over the past seven days, closed sales in Manhattan aggregated to $200.8 million with an average price of $1.859 million from 108 sales. This is down slightly from last week's total of $217.9 million.

The 53 condo sales totaled $137 million with an average price of $2.55 million, or $1,741 per square foot. The 54 co-op sales aggregated $62.9 million and averaged $1.16 million.
Once again, the Upper East Side performed well among top sales. Listings in two new condominiums were at the top of the list, and a home in a prestigious prewar cooperative was not far behind. However, listings further downtown - in Midtown in a Jean Nouvel-designed tower, and an ultra-private West Village boutique condominium - rounded out the top five. Meanwhile, nine contracts at $4 million and above were signed last week. Olshan Realty's market report points out that this is three more than last week; moreover, Philip Scheinfeld of Compass, listing broker for the week's top apartment contract (see below) notes that he is seeing a class of optimistic buyers that knows the city won't be in its current state forever, and is happy to snap up the trophy apartments listed by those fleeing the city. The total weekly asking price sales volume came to $68,855,000.

The top contract of the past week was a five-story Greenwich Village townhouse asking $18.25 million, reduced from $22.9 million when it was listed in September 2017. The contract price is the same one the seller paid to purchase the house from Matthew Broderick and Sarah Jessica Parker in 2015, and the buyer reportedly visited the house at least four times before signing the contract.

The top apartment contract of the week takes place at 150 Charles Street, where a three-bedroom apartment asking $11.495 million entered contract. Information is not available on the buyer or seller, but Mr. Scheinfeld did note that all parties are very happy with the deal. The full-service building is in a prime West Village/Meatpacking District location, and past and present celebrity residents include Jon Bon Jovi, Ben Stiller, and Irina Shayk.
