Plans for Minuet, the seven-story condominium at 244 East 52nd Street, date back to spring 2018, when Minrav Development bought the three-story building previously on the site from Turtle Bay Music School for $11 million (per Acris). Demolition permits were filed a year later; completion was originally estimated for winter 2021, but the pandemic obviously delayed the process. However, sales are now underway with availabilities that include a one-bedroom for $1,225,000, two-bedrooms starting at $1,975,000, and a three-bedroom for $3,095,000. The 15 units include a maisonette and a penthouse, but neither has come on the market yet.
Minuet has taken shape in a centrally located neighborhood offers a balance between the tranquility of Sutton Place and the bustle of Midtown East. The building is up the street from the United Nations Headquarters and Dag Hammarskjold Plaza, and fairly surrounded by consulates. There are many popular restaurants on surrounding blocks, and it is down the street from the Bridgemarket Trader Joe’s and the 57th Street Whole Foods. Minuet is less than two blocks from the 51st Street 6 train, but well positioned for easy access to Grand Central Terminal.

Minuet is a few blocks east of the historic Waldorf-Astoria hotel, which is now home to The Towers of the Waldorf Astoria with availabilities from $1,885,000. The building boomlet shows no sign of slowing down: 1009 Second Avenue, still another Issac & Stern-designed condominium a few blocks north, is in early stages.
