Years before Mayor Adams announced a plan to rezone parts of Midtown Manhattan to allow for easier office-to-residential conversion, a 2017 rezoning allowed taller buildings, residential and commercial alike, to take shape in Midtown East. This laid the framework for Monogram, a 35-story condominium that has risen at 135 East 47th Street. Sales have just launched with availabilities starting at $855,000 for studios, $1,110,000 for one-bedrooms, and $1,665,000 for two-bedrooms. A penthouse collection at the top of the building will feature elevated fixtures and private outdoor space, but this has not come on the market yet.
Plans for Monogram date back to 2015, when New Empire Real Estate Group bought the site from Extell Development for $81 million and later demolished four buildings to make way for a 600-foot-tall tower to be designed by SLCE Architects and feature 122 units. However, it sold the assemblage to the Hong Kong-based Hopson Development for $115 million in December 2019. Silverback Development joined the project in March 2020, shortly before the new building broke ground, but departed in spring 2022. Navigation Capital Group, a development company affiliated with Hopson Development, is listed as Monogram’s official developer.
