It isn’t surprising that residences inside 55 West 17th Street, a boutique Flatiron condominium designed by Morris Adjmi Architects, were half sold even before unveiling its pre-decorated suites. Though occupancy is scheduled for this coming spring, units are selling fast and begin north of $1.8 million per a recent press release.
“We are thrilled to receive such a tremendous response,” says David Von Spreckelsen,
Developing President of Toll Brothers City Living (NYC division). “Interest remains high from those who are compelled by the building’s classic yet modern appeal, and the neighborhood’s convenience and cultural vibrancy.”

Indeed, the building’s architectural nod to the Ladies Mile Historic District may impart a hybrid of innovation and romantic familiarity. This inspiration is demonstrated in the cast-iron metalwork and its Peterson brick exterior, with cornice, window frames and entrance fashioned from architectural bronzed metal. These same features made Manhattan’s prime shopping district an architectural icon in the late 19th century.
Perhaps a second nod to Ladies Mile, is the building’s shopping-centric location in artistically-inclined Chelsea that will be augmented by its own 5,000 square feet of ground floor retail space. Located blocks from Union Square, many subway lines, art-galleries, shops, grocery stores and the Chelsea Market, 55 West 17th is situated in a shopping haven.
Inside, the 19-story building houses 52 residences ranging from one– to four–bedroom homes.
The lobby floor is adorned with a scaled geometric floral design taken from Palais Garnier’s grand staircase. There will be a full-time doorman on hand as well as concierge services.
Features like double insulated windows; low-e glazing to reduce heat gain/loss; low flow water fixtures and faucets; occupation censors in common areas; and a ‘green cleaning’ program that will use environmentally benign chemicals are projected to certify the building with LEED Gold.
As for the suites, the floors are lined with white oak and the kitchen offers custom oak cabinetry. Bianco Oro marble countertop and backsplashes, wine refrigeration and Gaggenau appliance make a modern, fully functional kitchen. Bosch washers and dryers are equipped in every unit.
Residents will have access to a fully-equipped fitness center, residents’ lounge with a billiards table, a screening room, and a landscaped terrace on the second floor with a gas grill and a seating area. As for personal transportation, there is bicycle storage onsite, storage units and parking available for purchase.
