When Ranger Properties and Sagamore Capital bought a three-building assemblage on the corner of University Place and East 13th Street in 2015, it was one of downtown’s most expensive residential development transactions at approximately $1,100 per square foot. Today, a six-story condominium designed by starchitect Morris Adjmi has topped out on the site now addressed as 116 University Place. The building has a brick façade, and its coffered, oversized windows were inspired by the Village’s artistic history and let ample natural light into each residence. Completion is estimated for 2018.
Sales of the five full-floor corner residences launched in June, and the three- and four-bedroom apartments start at $7.2 million. Each unit is reached by key-in elevator. Kitchens by Smallbone of Devizes have hand-painted cabinets, Miele appliances, and Lumix quartzite countertops, backsplash, and islands. Master suites have walk-in closets and opulent windowed baths in limestone and Calacatta Crema marble. The attended building’s amenities include a roof deck, fitness center, and storage units for purchase.

116 University Place is next door to 21 E 12, a new condominium designed by Annabelle Selldorf rising on the former site of Bowlmor Lanes. Both buildings are on the edge of the Greenwich Village Historic District and a short walk from Washington Square Park and Union Square.
