On the cusp of Downtown Brooklyn and Boerum Hill, a mini-building boom is in effect. Studio Gang's first New York residential tower topped out construction at 11 Hoyt. Down the block, luxury rental 33 Bond Street brought a massive but attractive building, over 700 new housing units, and Brooklyn's first Chelsea Piers outpost to the neighborhood. Surrounding streets have also welcomed The Brooklyn Grove and The Nevins. And most recently, the Morris Adjmi-designed, 14-story condominium at 211 Schermerhorn Street topped out construction with cladding well underway.

With its industrial-inspired casement-style windows, clean lines, and textured Danish brick façade, Mr. Adjmi’s design is a contemporary interpretation of classic Brooklyn architecture. The same philosophy applied to interiors of the 48 apartments, which feature 9’ ceilings, oak plank floors, minimalist kitchens, and in-unit Bosch washer/dryers. Many units have private balconies, and the three penthouses on the top floor feature 10’ ceilings and private roof space.
Upon entering, residents of 211 Schermerhorn Street will be greeted by an attended lobby and an original work of art by a Brooklyn-based artist. The building is topped with a roof garden featuring an outdoor kitchen with gas grills and panoramic Manhattan skyline and New York Harbor views. Amenities in between include a fitness center and yoga room, bike room, children’s playroom, and residents’ lounge with pool table and media center.
An offering plan with a sellout price of nearly $100 million was accepted last summer, and sales got off to a brisk start with many apartments entering contract. Of the remaining availabilities, two-bedrooms start at $1.2 million and three-bedrooms start at $2.05 million. Their average price of $1,390 per square foot is well below the Downtown Brooklyn median of $1,690 per square foot, per CityRealty data.
211 Schermerhorn Street sits practically on top of the Hoyt-Schermerhorn subway station and within easy access to the Nevins Street and DeKalb Avenue subway stops. The shopping, dining, and entertainment offerings of City Point are a short walk away, as are Barclays Center and Brooklyn Academy of Music.
