Anthony Morena’s Mortar ARCH + DEV has emerged as one of northern Brooklyn’s leading builders of high-quality boutique condos. We recently featured their hexagonal-windowed 585 Union Avenue in Williamsburg, and now the team has published renderings of two upcoming projects to rise at 873 Pacific Street in Prospect Heights and 167 Eagle Street in Greenpoint.
Mortar integrates architecture and development into a single practice and is serving as the designer for both buildings. In a recent profile in the New York Times, Morena admits the vinyl-sided houses common in many parts of Brooklyn aren’t aesthetically beautiful like an old street in Cobble Hill, but expresses his fondness in using modern materials to mimic the original styles and updating them.

Over at 873 Pacific Street, across from the majestic Co-Cathedral of St. Joseph, Mortar is building a 5-story, 9-unit condominium. Renderings show the church’s symmetry and strong vertical lines will be echoed in the new building’s design. The residences will have access to private storage space, a two-car parking garage, and a 1,146-square-foot recreational space on the building’s penthouse level. The project is located two blocks from the Clinton-Washington Avenues station of the C train and a half-block from the Pacific Park plan where its recently-finished 550 Vanderbilt Avenue has 452-square-foot studios asking for $780K.

For 167 Eagle Street, Mortar closed on the purchase of two adjacent vinyl-sided houses in December for $3.751 million. Permits filed in June 2017 show the project will have four floors with 7 units and nearly 5,000 square feet of residential space. The project will stand next to Saints Cyril & Methodius Church on typical Greenpoint block between Manhattan Avenue and McGuinness Boulevard. The published rendering shows a tasteful composition of red brick columns, metal spandrels, Juliet balconies and gridded windows. Next door at 171 Eagle, a 5-unit condo opened last year and the closings have come in north of $1,100 a foot.
