Manhattan maintained its strong autumn performance through the second week of October, with 207 signed contracts for residential apartments and townhouses—the second-highest figure since spring. If all properties sold at their asking prices, the total would be nearly $550 million in residential sales. The median last asking price increased to $1.3 million, helped by many eight-figure deals. On average, properties spent 101 days on the market.

Over two and a half years after listing it, and a little over a year after closing on a full-floor unit at The Hampshire House, media mogul Rupert Murdoch has found a buyer for his customized triplex penthouse at One Madison. It entered contract with an asking price of $28,500,000, or $33.5 million below the initial listing price of $62 million when it hit the market in March 2022. If it sells for this price, Mr. Murdoch will take a deep loss, having bought it from the developer for $43.01 million in 2014.
In the years since One Madison took shape just south of Madison Square Park, the West Chelsea skyline has been utterly transformed by striking condominiums from acclaimed architects, all of which feature expansive floor plans, full-service amenity packages, and oversized windows that make the most of vistas of the Hudson River, the Manhattan skyline, and the High Line. A total of $43,245,000 across four contracts was signed at One High Line, Bjarke Ingels Group's twisting, two-towered contribution. Among them was Penthouse #WEST32B, a half-floor four-bedroom home with over 5,200 interior square feet and a total of 422 square feet across two private loggias, was asking $23,600,000 in the second-highest contract of the week. A few stories down, the three-bedroom Residence #WEST28B had the week's ninth-highest asking price of $14,455,000.
Three of the four contracts were for apartments located in the all-residential West Tower; in the East Tower, the apartments start on top of Faena New York, the luxury hotel's first New York outpost set to open early next year. When it does, residents of One High Line will enjoy special perks and access to the hotel's services, amenities, and restaurant by celebrity chef Francis Mallmann. They will also have access to an array of exclusive residential amenities.
A few blocks north at The Cortland, a red brick condominium designed by Robert A.M. Stern Architects, a total of $36,750,000 was signed across two contracts. The five-bedroom Residence #21AW had the week's third-highest contract with a $21,500,000 asking price. Residence #21BW, the only other apartment on the floor, was not far behind with a $15,250,000 ask, the seventh-highest of the week.
While neither buyer was identified, the contracts for both units at The Cortland were signed on the same day, and a massive full-floor combination would not be impossible. New York Yankee Aaron Judge reportedly did something similar for his home at The Cortland in spring 2023.

Indeed, new development penthouses are in demand for buyers all over the city: Penthouse #71 at Sutton Tower, the tallest building in the Sutton Place enclave, entered contract with an asking price of $19,500,000, the fourth-highest of the week.
Also of note last week, actors Claire Danes and Hugh Dancy's Greenwich Village house at 19 Downing Street entered contract with a $9,750,000 asking price for the top townhouse contract of the week. The contract was signed about two months after the townhouse was listed. The New York Post announced the contract but was unable to identify the buyer. Additionally, while the celebrity couple declared that they were looking to upsize in New York, their next move is not yet known.
