As New York City continues to attract a record number of visitors — 62.8 million in 2017 according to the city’s official tourism marketing organization — local developers are keeping pace by building dozens of new lodgings across the city. Unsurprisingly, ground zero for large-scale hotel development has been Times Square which now has a new Marriott Edition opening at 701 Seventh Avenue, a 445-room Hard Rock Hotel coming to 155 West 48th Street, and a Margaritaville Hotel coming to 560 Seventh Avenue. The latest hotel prospect for the “Crossroads of the World” comes in at 250 West 47th Street where an undisclosed investor has plans on file to build an approximately 30-floor tower with 160 rooms.
After acquiring the site, the young real estate firm D.A. Development Group purchased additional air rights, vacated the existing building, and drafted plans for a ground-up 400-foot-tall tower with a sky bar and a ground floor food and beverage component. City records show the LLC, TS 47 Hotel, closed on the six-floor property in November 2015 for $7.79 million.
A published rendering on DA’s page shows a contemporary design highlighted by a secondary exterior wall etched with geometric patterns. The site is directly west of the Hotel Edison and its ballroom. DA says the tower will have unobstructed views of the Hudson River. Western lot-line exposures also seem to indicate the firm acquired some development rights from the adjacent walk-up building. DA won’t be developing the hotel itself, however; their page says they sold the site to an investor in a strategic off-market deal.
The to-be-demolished building is a pre-war rental with 13 units above a retail space that held the well-regarded Italian restaurant Scarlatto. The restaurant moved to a new location on Restaurant Row in January.
Led by David Shenfeld and Andrew Fein, D.A. Development opened the Mondrian Park Avenue last year which along with its 190 suites, has three eating and drinking establishments including the rooftop lounge Fifteen Stories. The firm also has a handful of residential projects in the works such as a 42-unit Long Island City condo called The Smyth and an 18-unit condo in Astoria at 21-01 21st Street.
